Buying Process

Q: I want to buy one of your properties...now what?
A: After selecting a property, contact Perimeter Assets, LLC at (925) 219-6259 or by email at:
support@PerimeterAssets.com to tell us which property you wish to buy and to make sure it is still available. You may choose to pay the full purchase price (Cash Sale) or we may be able to finance the land for you on a "Land Contract" (see our Financing / Land Contract section for more information on Land Contracts). Although we charge no interest and do not require a credit check, additional terms and conditions apply to Land Contracts. Not all potential Buyers will qualify for financing through us. Read below for more information and please contact us with any questions.

Q: I have questions about a property listed here: Who do I contact?
A: We typically can answer most questions through e-mail (support@PerimeterAssets.com) or by phone (925-219-6259). We visit most, but not all, of our properties and strive to accurately represent the property using data obtained from resources deemed to be reliable, but we cannot guarantee the accuracy of information provided. Because we generally hold properties for only a short time, our information about the property may be limited.

Each property is unique, with its own features and flaws, therefore we STRONGLY advise all potential Buyers to do their own "Due Diligence". Due Diligence involves conducting your own research to make sure the property will meet your needs. Some examples include contacting the County Tax office to check if there are back taxes, the County Recorder to determine if there are liens on the property, and the Property Owners Association (POA), if applicable, to make sure POA dues are up-to-date. Potential Buyers can order a Title Search (at their expense) to make sure there are no problems with the deed. One of the most important parts of due diligence is visiting the property to determine that it meets your expectations.

Q: O.K., I want to visit the property...can I just go out and look at it?
A: Of course! You may drive-by the property, but if you want to enter the property (or just make sure it hasn't already sold), contact us BEFORE visiting.

Q: Can you HOLD a property until I save enough money to purchase it?
A: We're sorry, but we are unable to hold properties for potential Buyers. Properties are available on a first come/first served basis.

Q: When is a property secured for me?
A: The property is not secured for you until your signed and notarized Land Contract (or Purchase Agreement for cash buyers) and the agreed upon down payment are received by Perimeter Assets, LLC, the contract is signed by us and our signature(s) are notarized. After all of these steps are completed, you are free to use the property so long as you continue to adhere to the terms of the Land Contract, subject to any applicable zoning, governmental and POA restrictions.

Q: What if I receive my Land Contract but don't sign or return it?
A: If we do not receive your signed and notarized Land Contract and down payment within 15 days after the closing date on the Land Contract, we reserve the right to cancel the purchase and put the property back up for sale. Before canceling the Land Contract, we will make reasonable attempts to contact you by telephone and/or email during the 15 day period mentioned above but no guarantees or warranties are made that the property will still be available for purchase after the 15 day period has elapsed.

Q: When do I get a deed to the property?
A: Buyers purchasing property with cash or on a Land Contract will receive either a "Quitclaim Deed" or "Special Warranty Deed" (depending on state) after the property has been PAID IN FULL. If a Buyer opts to purchase a Title Search and Title Insurance, in most cases we can issue a "Warranty Deed". Once the final payment has cleared (including any late and other fees due to the Seller), we send the deed to the County Recorder's office to have it recorded in the Buyer's name(s). After recording, the Recorder's Office will send the recorded deed to the Buyer by mail. After the property is paid in full, this process can take several weeks to several months.


Financing / Land Contracts

Q: What is a "Land Contract"?
A: A Land Contract (sometimes called a "Contract for Deed") is a legally binding contract to purchase a property on installment payments, using Owner Financing. A Land Contact spells out the down payment amount, the cost and number of monthly payments and any other fees to be paid by the Buyer and/or the Seller. The Land Contract also lists numerous other conditions and expectations that must be met by both the Buyer(s) and Seller. The Buyer does not receive the title or deed to the property until all conditions in the the Land Contract have been met. Always read Land Contracts thoroughly and ask questions before you sign or pay a down payment.

Q: How does Perimeter Assets, LLC's owner financing work?
A: Financing property with Perimeter Assets, LLC is easy because we own our properties free and clear. There is NO CREDIT CHECK and ZERO % INTEREST! While most of our properties are listed with pre-determined monthly payments, in many cases we can customize a payment plan to make it more affordable for you! Call or email us!

Q: Are there any qualification requirements to purchase a a property on a Land Contract with Perimeter Assets, LLC?
A: For many of our properties we do not require potential Buyers to qualify for a Land Contract with us. However, we reserve the right to require a potential Buyer to provide proof of income and/or ability to repay by providing one or more of the following types of information to us:

  • Two (2) most recent months of bank statements;
  • Two (2) most recent months of paystubs;
  • Verification of current employer; and/or
  • A list of current creditors and/or financial obligations/bills and monthly payment amounts.

Q: What are your guidelines in determining if I qualify for a Land Contract with Perimeter Assets, LLC?
A: If we require you to provide proof of income or the ability to repay the loan, documentation must show that you are able to meet your current finanicial obligations and living expenses as well as make the monthly installment payments to us under the terms of the Land Contract.

Q: Can I pay the full price for the property and not finance it?
A: YES! If you wish to purchase a property as a "Cash Sale", contact us by email or phone so we can explain how the cash purchase process works.

Q: Can I pay off my Land Contract early?
A: YES. There are NO PRE-PAYMENT PENALTIES. Simply call us for a payoff quote.


Payments, Fees & Taxes

Q: When are monthly installment payments due for Land Contracts?
A: Monthly payments are due on the 1st of each month, until paid in full under the terms of the Land Contract. We will send you a monthly payment invoice by email as a reminder.

Q:What payment methods are accepted?
A: For Down Payments: We accept only cashiers checks or money orders. For Monthly Installment Payments: We accept cashiers checks, money orders, personal checks, Paypal payments and credit cards (processed through PayPal). DO NOT SEND CASH! Perimeter Assets, LLC and its agents are not responsible for lost or stolen cash mailed to us.

Q: How and where do I make my monthly payment?
A: We offer several payment options:

  • By mail: Please allow adequate time to allow your payment by mail to reach us before the due date in order to avoid late fees. Write the Assessor's Parcel Number (APN) for your property on your cashier's check, personal check or money order then mail to:

  • Using PayPal: Contact us to provide the email address associated with you PayPal account and we will send you a Paypal invoice each month.

  • Using a Credit Card: Contact us if you would like to set your account up for monthly credit card billing. You will be required to complete and send us a form authorizing recurring credit card payments to us.

Q: Are there any additional fees if I make a late monthly payment?
A: : The late payment charge that may be assessed under the Land Contract is 5% of the past due installment payment amount if payment is 15 or more days late.

Q: What is your policy on returned checks?
A: There will be a $25.00 fee for all checks returned due to nonsufficient funds (NSF). Any returned checks must be paid by money order, cashier’s check, or credit card and include the returned check fee. The payment must be also be received within 15 days of the payment due date or it is also subject to late fees.

If there are two (2) or more returned checks during the term of the Land Contract, the Seller, at its discretion, may opt to no longer accept Buyer's personal checks and require that future payments be made by cashier's check, money order, credit card or PayPal.

Q: Am I responsible for paying annual property taxes, special assessments and/or Property Owners Association (POA) dues?
A: YES. Once the Buyer signs the Land Contract and pays the down payment, the Buyer is then responsible for paying taxes, assessments and POA dues, as applicable. If the Buyer fails to pay these ON TIME, the property is as risk of being in default and forfeited by the Buyer.


Property Use

Q:Can you help me locate my property?
A: We will do our best to help you locate the property by providing the property address, maps and/or GPS coordinates (if available), but we cannot accompany you to locate the property.

Q: Can I use my property after I start making payments on it?
A: YES! However, any improvements (homes, buildings, septic systems, wells, utility hookups, roads, fences, tree-cutting etc.) must be approved by Perimeter Assets, LLC (the "Seller") in writing during the term of the Land Contract. If approved, the Buyer must also obtain county, city and/or subdivision approval and necessary building permits, as required. Other conditions may apply, as each situation is unique, so contact us BEFORE you develop the property.

Q: Can I live full-time on the property I am buying from you?
A: It depends on the property and any use restrictions. Most properties we offer require you to build a permanent structure which meets county/city zoning requirements and building codes. Subdivisions may have additional restrictions. Some recreational properties we list allow you to camp for a limited amount of time, even without building. Occasionally we have properties with "No Restrictions" and we market those accordingly. We strongly encourage you to contact the appropriate county/city offices to ask about your intended use before purchasing the property.

Q: Can I grow marijuana on the property?
A: If Federal and State laws (where the property is located) allow cultivation of marijuana for PERSONAL USE ONLY, this is considered within the terms and conditions of the Land Contract unless the Land Contract expressly forbids it. During the terms of the Land Contract, the property SHALL NOT be used for commercial marijuana cultivation, even if the Buyer is licensed to do so and plans to operate within Federal and State guidelines. Commercial marijuana cultivation is not allowed by Perimeter Assets, LLC because it is deemed to be potentially harmful to the soil, environment and other resources on the property and those adjacent to it.

During the term of the Land Contract, Buyers agree to adhere to all Federal and State laws in the use of the property. If the Buyer engages in any illegal activities on the property, including illegally (or commercially) cultivating marijuana or manufacturing illegal substances, then the Buyer is as risk of forfeiture, cancellation of the Land Contract and/or foreclosure.

Q: What is your refund/return policy?

Q: Are there any restrictions on purchasing property from Perimeter Assets, LLC?
A: We reserve the right to refuse to sell property to anyone, at any time, for good cause. Examples of "good cause" include, but are not limited to, the potential Buyer(s): 1.) Offering unacceptable purchase or financing terms; 2.) Not meeting income requirements; 3.) Failing to return required closing documents and down payment in a timely manner; 4.) Having a history of late payment(s) or default on a previous Land Contract with us; 5.) Excessive use of our 30-Day Money Back Guarantee, indicating that Buyer has not performed "Due Diligence" on a property before purchase; and/or 6.) Providing false or misleading information in the negotiations or purchase of a property from us. We also reserve the right to limit the number of properties that may be under Land Contract with us at any given time to no more than one (1).
